Welcome to your first renovation update. We officially kicked things off today with Andy on-site and work underway. Everything has gone smoothly so far. We came in under budget on materials, Andy's estimate came in lower than projected, and the property was clean and ready to go after Christian moved out. I'm excited to show you what we're building here. This report will come to you every week so you always know exactly where things stand.

Here's a detailed breakdown of everything that happened from project kickoff through today, day by day. Every item below represents real progress toward your finished unit.
NYG LLC project management agreement fully executed by both parties. Covers PM coordination at $75/hr (Justin) and $60/hr (Sam). No deposit required for PM services.
Detailed estimate request sent to our handyman/electrician Andy (Chi Tsou) covering all 22 renovation items. Included a video walkthrough of the unit so Andy could price everything accurately.
Sent you both the full renovation worksheet with our estimated costs for every item. Recommended completing all 22 items for the best return on investment. Estimated rental range after renovation: $2,250 to $2,450+ per month.
Samsung top load washer (white) and Samsung 7.2 cu ft gas dryer (white) ordered. Total with tax, delivery, haulaway, and all parts: $1,501.05. Delivery scheduled for April 30.
Chandelier, pendant lights, kitchen sink, kitchen faucet, ceiling lights (4-pack), bathroom vanity light, and a soap dispenser for the kitchen sink ordered. Total with tax: $628.26. All items shipping to Andy's home so he has materials ready.
Detailed recap email sent to you both with receipts attached and full breakdown of what was ordered and charged. Andy also notified that all Amazon materials are shipping to his house with estimated delivery dates for each item.
Andy returned his itemized estimate at $4,570.70 (including tax). This is $154.30 less than our original projection. Some items came in higher (security door, bathroom vanity, pocket door), but many more came in significantly lower, and the overall total is under budget. Full comparison was emailed to you both.
Christian vacated the unit on March 30. Property was left clean and ready for contractor access.
