Welcome to your first renovation update. We officially kicked things off today with Andy on-site and work underway. Everything has gone smoothly so far. We came in under budget on materials, Andy's estimate came in lower than projected, and the property was clean and ready to go after Christian moved out. I'm excited to show you what we're building here. This report will come to you every week so you always know exactly where things stand.
This report covers everything that happened from March 25 through April 6, what's coming up in the next seven days, and where you stand right now on every open item. As always, I'm just a text or call away if you have questions about anything you see here.

Service Agreement Signed
NYG LLC project management agreement fully executed by both parties. Covers PM coordination at $75/hr (Justin) and $60/hr (Sam). No deposit required for PM services.
Estimate Request Sent to Andy
Detailed estimate request sent to our handyman/electrician Andy (Chi Tsou) covering all 22 renovation items. Included a video walkthrough of the unit so Andy could price everything accurately.
Renovation Worksheet Sent to Clients
Sent you both the full renovation worksheet with our estimated costs for every item. Recommended completing all 22 items for the best return on investment. Estimated rental range after renovation: $2,250 to $2,450+ per month.

Washer & Dryer Ordered from Lowe's
Samsung top load washer (white) and Samsung 7.2 cu ft gas dryer (white) ordered. Total with tax, delivery, haulaway, and all parts: $1,501.05. Delivery scheduled for April 30.
All Amazon Materials Ordered
Chandelier, pendant lights, kitchen sink, kitchen faucet, ceiling lights (4-pack), bathroom vanity light, and a soap dispenser for the kitchen sink ordered. Total with tax: $628.26. All items shipping to Andy's home so he has materials ready.
Follow-Up Emails Sent
Detailed recap email sent to you both with receipts attached and full breakdown of what was ordered and charged. Andy also notified that all Amazon materials are shipping to his house with estimated delivery dates for each item.

📦 Why did we ship materials to Andy's house? Andy needs certain materials on hand before he can begin specific tasks. By shipping directly to him, we avoid an extra trip and ensure he has everything ready when he starts each room. Items that Andy is purchasing himself (screen door, vanity, outlets, etc.) are covered by his estimate.

Andy returned his itemized estimate at $4,570.70 (including tax). This is $154.30 less than our original projection. Some items came in higher (security door, bathroom vanity, pocket door), but many more came in significantly lower, and the overall total is under budget. Full comparison was emailed to you both.
Tenant Moved Out
Christian vacated the unit on March 30. Property was left clean and ready for contractor access.

Quick walkthrough with Uncle Warren and Auntie Sheri to check the unit after the tenant move-out and confirm everything looks good before work begins.
Andy Starts Work
Andy is on-site today and renovation work is officially underway.
Before Photos and Video Captured
Justin took full before photos and video of every room. These will be used for the final before-and-after presentation at the end of the project.

A clear breakdown of where every dollar stands as of April 6, 2026. We came in under budget across the board.

💳 How are payments handled? Your materials were charged directly to your card. Andy's labor will be paid in two installments: 50% deposit before he purchases his materials, and the remaining 50% after all work is verified complete and you've signed off. Andy is paid by check or Venmo. Justin's PM hours are invoiced separately with GET tax included. All receipts are being tracked and will be compiled into a complete package for your tax records at the end of the project.

April 15 (with above) — Bathroom Vanity Light + Soap Dispenser
Arriving with one of the above batches.
April 30 — Washer & Dryer (Lowe's Delivery)
Samsung washer and gas dryer delivered and installed. Plumber scheduled if needed for gas hookup.

🔧 Andy's own materials — security door, deadbolt, door knob, ceiling fans, GFCI outlets, light switches, bathroom vanity, faucet, showerhead, curtain rod, and pocket door parts are purchased separately from his estimate.

Two important items happening tomorrow. First, Justin meets with Uncle Warren and Auntie Sheri at the unit at 12:30 PM to walk through the renovation progress and address any questions. After the property visit, we'll head to Justin's office to walk through how to file your GE taxes together.
